An extension calls for the right balance between space, light, structure and finish. Flexora Bouw helps you think through the layout, the connection to your home and a build that suits everyday life.
An extension can make a home roomier, lighter and more practical. Think of a larger living room, a kitchen-diner, an extra workspace or a better connection to the garden. You gain living space without having to move.
Flexora Bouw looks beyond the extra square metres, at structure, daylight, insulation, circulation and the junction between new and existing work.
Costs, preparation and finish
A good building plan makes choices visible in advance, so the technical side, the schedule and the finish become concrete before work starts.
What determines the cost of an extension
The investment in an extension depends on, among other things, the floor area, foundations, openings in the facade, structural work, window frames, insulation level and the finish you want.
Access to the site, installation work and the connection to existing floors, facades and roof lines also play a part. Flexora Bouw maps out these choices first, before deciding on a realistic next step.
Permits, structure and preparation
Many extensions at the rear of a house fall within the rules for permit-free building. Whether that applies to your plan depends on its dimensions, its position on the plot and the municipality. A larger plan or a protected townscape requires a planning permit. During preparation we check what applies to your home before any final choices are made.
Good preparation prevents delays during the build: drawings, planning of the demolition work and protection of the existing house. If a load-bearing wall is opened up or the foundations differ from the standard situation, a structural calculation is part of the work.
Materials, finish and planning
The look of an extension is defined by the cladding, the window frames or sliding doors, the roof (with a rooflight or green roof if you like) and the transition to the existing house.
We look early at details such as floor height, daylight, interior finish and delivery dates. That keeps the schedule clear and helps the new work connect better to the existing house.
Where it suits the house, we build an extension prefabricated: walls and roof elements are produced in advance under controlled conditions and assembled on site. That shortens the build time at your home and limits the disruption. Whether prefab is possible is something we assess during the advice meeting.

Can Flexora Bouw help think through the layout of an extension?
Yes. During preparation we look at how you will use the space, daylight, circulation and the connection to the existing house.
What is the difference between an ‘aanbouw’ and an ‘uitbouw’?
In practice the two Dutch words are used interchangeably. An ‘uitbouw’ usually means enlarging an existing room, such as the living room or kitchen at the rear. ‘Aanbouw’ is the broader term for any extension built against the house, including a new room such as a study. For design, permits and construction the name makes no difference.
Do you always need a permit for an extension?
No. Many rear extensions are permit-free, as long as they stay within the rules for floor area, height and distance to the plot boundary. Larger plans and homes in a protected townscape or village view require a planning permit. We check this during preparation, so you know where you stand in advance.
How long does it take to build an extension?
The build itself usually takes less time than the preparation. The lead time depends on the size, the level of finish, any permit procedure and whether prefab is possible. In the quote phase we draw up a realistic schedule for your situation.
Can an extension be built prefabricated?
Often, yes. In the advice meeting we assess whether prefab suits the house, the design and the site access. If it does, walls and roof elements are produced in advance and assembled on site, which shortens the build time at your home.
